Appraisal report provides information about the WOZ-value
An appraisal report states which data the municipality used to appraise and assess the WOZ-value. These are at least: the address, the type of property, the usable floor area, the plot size, the year of construction and the presence of any outbuildings such as a garage or shed. The standard for an appraisal report for residential properties is laid down in law.
In addition to the data in the standard appraisal report, additional characteristics such as the location and maintenance condition of the property can be included. The appraisal report also contains information about the housing market in your neighborhood by stating at least three sales prices of comparable homes. This serves as substantiation to show that the WOZ value has been appraised correctly.
If no three comparable homes are sold in the area, showing these comparable sales can be deviated from under certain conditions. as part of the appraisal the municipality compared your home with a much larger number of sold homes, but the appraisal report usually includes three other homes.

The information on the appraisal report is important for verifying the WOZ-value. If the information on the appraisal report is incorrect, you can contact your municipality. After reaching agreement on the facts, your municipality can adjust the data and possibly adjust the WOZ value.
