Information about the WOZ value

The WOZ value of your house, garage or other real estate is stated on your tax asessment that you receive from your municipality. The tax assessment is sent by post or digitally. Or you can view your tax bill assessment via MijnOverheid.nl. You can also view your WOZ value for free via WOZ-waardeloket.nl

Your municipality assesses your WOZ-value annually.
Municipalities assess the WOZ-value of houses (residential properties) and non-residential properties (such as businesses, shops, schools) by menas of an appraisal. The municipality bases its appraisal on the amount that the house or non-residential property yields when sold on January 1 of the previous year. This is called the valuation date (waardepeildatum).

You can object to your WOZ-value. You must do this within 6 weeks after the date stated on your tax assessment. You submit the objection to your municipality. Before you object, you can first ask your municipality whether your WOZ-value is correct and whether the WOZ-value can be adjusted without a formal objection. (this is called an informal objection).
